Gail Raper, MIRM
Owner
Gail began her real estate career as an agent in 1974, and established Morris & Raper Realtors just 5 years later. Specializing in "apartment-to-homeownership" sales and marketing, her company became known as Atlanta's foremost experts in the sales and marketing of conversions. In fact, under Gail's expert guidance, the company converted 3,000 apartments in 3 short years.
As the real estate industry evolved, Gail strategically reshaped her company's services to meet the ever-changing needs of the market.
In so doing, Gail successfully expanded Morris & Raper Realtors over the past 20-plus years to include more than 200 sales agents and over 30 full-time employees.

Janis Kirtz, MIRM
President
After a Phi Beta Kappa degree in Biology, a Cum Laude Law degree, and several years practicing law in Washington DC and in Atlanta, Janis met Gail Raper, started working for Morris & Raper, and never looked back.
Due to her strong management and leadership skills, and her uncanny ability to grow the company's business while also expertly managing a rapidly expanding staff, Janis became President of Morris & Raper in 1994. Today, she is responsible for all new business development for Morris & Raper, leads all major presentations to new and current clients, manages all Division Managers, heads up the day-to-day business operations for the entire company, serves as Morris & Raper's in-house corporate Legal Counsel, and much more.
As the ultimate "rainmaker", Janis Kirtz is extremely talented at attracting and maintaining solid on-going relationships with a wide variety of clients. Suzanne Spivey, MIRM
Senior V.P./Division Manager, Sales
With close to 25 years experience in the real estate field, Suzanne has been an important member of the Morris & Raper staff for 15 years. She earned her realtor's license in 1977, her broker's license in 1985, has served on the Board of Directors for the Atlanta Sales & Marketing Council for 10 years, and has been extremely active in the Greater Atlanta Homebuilders Association.
With a strong background both in general brokerage and in new home sales and management, she understands the business from the builder's point-of-view, as well as the agent's perspective. This uncommon ability has afforded her with the expertise necessary to accomplish many notable achievements in her highly successful career. Named Sales Manager of the Year in 1991, Regional Sales Manager of the Year by the National Homebuilder's Association in 1992, and Associate of the Year in 1995 by the Greater Atlanta Homebuilders Association, Suzanne is --- without question ---"one of Atlanta's finest". |

Elaine Woods
V.P./Division Manager, Sales
With close to 30 years experience in the real estate industry, Elaine has been an important part of our company since 1985. Diligently working her way through the ranks from Sales Associate to her current position as Senior Vice President/Division Manager, Elaine was recognized as Salesperson of the Year as well as Sales Manager of the Year by the Atlanta S.M.C. in 1987 and 1998 respectively. In addition, Elaine has achieved the designation of "Senior Residential Specialist."
A licensed broker, Elaine has been named to the Atlanta Board of Realtors top 100 Real Estate Agents, she has achieved the S.M.C.'s Gold Million Dollar Lifetime Award, and she is an honorary member of the "Who's Who of Women Executives of America." In 2001, she achieved Morris & Raper Realtors' "J.B. Kantner Award" and was named "Sales Manager of the Year" in 2004 by Morris & Raper.
A consistent over-achiever, Elaine has been responsible for more than $50 million in sales annually since 1992. In 2004, she sold $60 million and in 2005 --- more than $187 million! With superior knowledge of the industry, her broad expertise covers all areas of real estate sales and marketing --- from floorplan consultation to market analysis to marketing a community from ground to sell out. What's more, Elaine excels at attracting new business in a wide range of product types and price points. |

Rob McCrorey
V.P./ Director of Sales, M&R Carolinas
With close to 25 years experience in the sales and management field, Rob has been an important member of the Morris & Raper staff for almost 10 years. He began this successful relationship in Atlanta as an on-site sales manager and experienced all aspects of new home sales from single family to multi-family projects. Rob returned to his Piedmont roots when he moved to North Carolina to begin the Carolinas division some 3 years ago. Under his guidance and leadership, Rob has instrumental in bringing a new Builder to the Charlotte market where they have risen to a ranking of 5th place in new home sales - an unbelievable climb in such a short time.
With a strong background in general sales and in new home sales and management, Rob understands the business from the builder's point-of-view, as well as the sales agent's perspective. This has given him the expertise to successfully manage and expand the Carolinas division of Morris & Raper Realtors. He is active in the Charlotte Sales & Marketing Council. |

Cindy Johnson
V.P./ Division Manager, Sales
With a solid background in real estate sales, Cindy joined Morris & Raper as a Sales Associate in 2000. Rapidly working her way up the ladder, she was named Division Manager in 2002 and appointed as the exclusive sales manager for Legacy Communities --- a builder with more than 20 active communities. A superior performer and dedicated manager, Cindy was instrumental in leading her team to close over 700 single-family residences for Legacy in 2003!
Shortly thereafter, after being promoted to Vice President, Cindy and her team began applying their expertise to the marketing and sale of an array of townhome, condominium and single-family communities located outside I-285. As a result --- in 2004 alone --- Cindy's team successfully sold over $48 million!
A true professional with a nose for new business, Cindy has a passion for uncovering land deals and matching them up with builders in a manner that's highly beneficial to all involved. Rob Benware
Vice President/REO Properties
This new division is headed by Rob Benware. With over a decade of sales and marketing
management experience, Benware’s leadership will allow this new division to provide a full service approach to selling bank owned properties including, in some situations, professionally decorated models and sales centers.
Rob Benware has extensive experience selling and marketing new homes. Most recently as co-owner and president of InSource Realty LLC, he provided sales management and consulting for small home builders and developers in Atlanta, as well as feasibility studies for a national real estate holdings company. He was Vice President of Sales and Marketing of Traton Homes for four years. Prior to that he served as general sales manager for Disney’s Celebration community in Florida and as division sales and marketing manager with McCar Homes opening the company’s first out of state division in Greenville, South Carolina.

Susan Fessler
New Business Development Director
Susan Fessler began her career in real estate in Chattanooga in 1998 where she ambitiously achieved many distinguished milestones prior to joining Morris & Raper Realtors. Not only was she recognized as a “Top 100 Agent” every year from 1999- 2010 --- she also earned her Broker’s License along the way, attained her GRI designation, became an Accredited Buyer Representative and received her e-PRO designation from the National Association of Realtors. In addition, she has always found time to participate in all relevant real estate boards and associations --- be they local or national.
A multimillion dollar producer with an average of 20MM in sales every year for her entire career, Susan is well-versed in assisting large development companies with land acquisitions and guiding them in the implementation of strategic marketing plans for end use.
At Morris & Raper Realtors, Susan’s responsibilities focus on building new business relationships and fostering her clients’ growth. A veteran in new home sales and marketing, Susan possesses a passion for helping her customers succeed and a dedication to excellence in customer service.

Laura Watkins
Director of Marketing
Laura has nearly 20 years experience in the real estate field and has served as our Director of Marketing for more than 15 of those years. She holds a B.A. in Journalism and an M.B.A. in Marketing/Finance. Laura has been named Marketing Director of the Year by the Greater Atlanta Home Builders Association, and is a Member of the Sales & Marketing Council, Certified Marketing Professionals and the Builder Marketing Society.
A frequent speaker at NAHB and BMS, Laura is highly respected by her peers and well known for her real estate marketing savvy. As a professional who prides herself on results, Laura ensures that the marketing services provided by Morris & Raper Realtors are always on the cutting edge and always directly focused on driving sales.

Nicola Schwab
Marketing Manager
Nicola possesses more than 15 years experience serving as an Account Executive for a variety of advertising agencies, prior to entering real estate marketing in the mid-90s. She has worked for corporate agencies as well respected as Bozell, Jacobs, Kenyon & Eckhardt, and has handled accounts as large as the U.S. Air Force, Pier One Imports, and TGI Fridays.
This extensive ad agency background has afforded her with sound, strategic, result-oriented, marketing insights that are fully complemented by her attention to detail and strong dedication to her real estate clients' success. She possesses a double-major B.A. in Communications and Journalism, with a minor in Marketing.

JoAnn Feinberg
Marketing Manager
With a Real Estate marketing, advertising and P.R. background spanning more than 15 years, JoAnn has held posts at a variety of real estate firms as well as an array of advertising agencies. She has headed up the corporate marketing departments of several notable real estate agencies. She has managed marketing and advertising campaigns for a numerous local and national real estate developers and builders. She also has extensive experience in corporate relocation.
JoAnn is a seasoned pro who characterizes herself as "always going above and beyond" to serve her clients. She is a licensed realtor and possesses a B.S. from the University of Georgia.

Ashley Robb
Marketing Manager
Ashley joined Marketing Results at age 19, working for our company part time while simultaneously pursuing a full time college education. After achieving her Bachelor's in Marketing with an emphasis in Advertising from Georgia State University in 2003, Ashley joined a Fortune 500 company, working in its Marketing Department where she served as Media Coordinator and was eventually promoted to Communications Coordinator.
Recruited back to Marketing Results, Ashley rejoined our company in 2005 in the capacity of Junior Marketing Manger. In this position, she supports our Director of Marketing and manages several accounts. A dedicated employee with a positive attitude and exemplary work ethic, Ashley never fails to exceed our expectations on a daily basis.

Kim Wolfe
Internet Marketing Specialist
Kim joined the Marketing Results team in 2006 as a Marketing Assistant for the Marketing Managers. Since then, Kim’s title has changed to Internet Marketing Specialist to reflect the Internet Marketing Services that Marketing Results has to offer to our clients. Kim manages internet marketing services including: online listings on various home search sites, e-mail campaigns, and social media campaigns, the Morris and Raper News blog, blogging campaigns, community specific websites for builders and more.
Kim has a Bachelors Degree in Fine Arts with a concentration of Graphic Design from Auburn University of Montgomery. Her background experience includes multiple customer service positions, offset printing knowledge and graphic design. With a diverse background and her forward thinking to stay abreast of internet marketing trends, Kim has proven to be an asset to the company and to our clients.

Janel Grant
Marketing Manager/Public Relations Coordinator
Janel achieved her B.A. in Communications from Alabama State University in 2003. She has served as a production assistant for Alabama Public Television and has held the position of Media Coordinator for the Alabama Sports Festival.
In 2004, Janel joined Marketing Results and currently fulfills two important roles. As Junior Marketing Manager, she places media, plans events, and coordinates the advertising, marketing and promotional programs for a variety of our clients.
In the capacity of Public Relations Coordinator, Janel serves as liaison between our clients and our public relations firm in coordinating the P.R. efforts for all of our clients. Always willing to go the extra mile and help out wherever needed, Janel thrives on our fast-paced atmosphere and the challenges that accompany it.
